This one was a beast - 12-story mixed-use building that had to squeeze into a tight downtown lot. The client wanted maximum natural light without turning it into a greenhouse, so we played around with automated solar shading that actually works. Got LEED Gold certification, which honestly surprised even us given the budget constraints.

Lakeview Terrace Homes

Oakville, ON | Completed 2022

Eight townhomes that don't look like they came from a cookie-cutter. Each unit's got its own personality but they still work together as a group. The homeowners association was pretty skeptical about our passive solar design at first, but now they're bragging about their utility bills to anyone who'll listen.

Heritage Restoration

The Birchwood Foundation

Toronto, ON | Completed 2021

A 1920s warehouse that was basically falling apart when we got it. The heritage folks wanted us to keep every brick visible, but the client needed a functioning nonprofit space. Took us three years of back-and-forth, but we managed to hide all the modern HVAC and electrical without touching the original masonry. That exposed timber ceiling? Yeah, we spent six months just cleaning and stabilizing those beams.

Mixed retail and community space right on the waterfront. The challenge? Making it feel open and inviting year-round when Toronto winters are brutal. We ended up with this cool transition zone design that's heated but still feels outdoor-ish. The food vendors love it because people actually hang around instead of rushing through.

Private home for a family of five who wanted zero-carbon without it looking like a science experiment. We integrated the solar panels into the roofline so seamlessly that most neighbors don't even notice them. The triple-height living room was a structural headache, but it's become the heart of the house.

Riverside District Revitalization

Mississauga, ON | Phase 1 - 2023

Master planning project that's gonna take another decade to fully realize, but Phase 1's already changing how people use the waterfront. We pushed hard for pedestrian-first design even though the city was worried about traffic. Turns out, when you make places nice to walk in, people actually walk more. Who knew?

Interior redesign of existing innovation hub that was stuck in 2005. The client wanted "flexible workspace" which usually means generic and boring, but we convinced them to create actual distinct zones for different work styles. The quiet pods were our idea and they're booked solid every single day.

Annex Victorian Restoration

Toronto, ON | Completed 2022

1890s Victorian that needed everything - foundation, roof, mechanical, you name it. The owners wanted to keep the character but also, y'know, not freeze in winter. We ended up hiding a super-efficient heat pump system in the old coal cellar and ran radiant heating through the floors without disturbing the original hardwood. Took forever but worth it.
